Licensing Requirement

GildenRow accepts referrals from licensed real estate professionals. All referral compensation is paid only to properly licensed entities in compliance with state real estate regulations.

⚠️ Important Licensing Requirement

Referral fees can ONLY be paid to licensed real estate brokers, broker associates, or entities holding proper real estate licenses. We cannot compensate unlicensed individuals or entities for referrals under state real estate law. If you are not a licensed real estate professional, we appreciate referrals but cannot provide compensation.

Who Can Receive Referral Fees?

✓ Licensed Real Estate Brokers

Active real estate broker license in good standing in any U.S. state. Must provide license number and expiration date for verification.

✓ Broker Associates

Licensed real estate sales associates or agents affiliated with a licensed brokerage. Referral fees paid through supervising broker.

✓ Licensed Brokerage Firms

Corporate entities holding real estate brokerage licenses. Includes traditional brokerages, boutique firms, and specialty commercial brokerages.

✗ Unlicensed Professionals

Attorneys, CPAs, financial advisors, consultants, or other professionals without real estate broker licenses cannot receive referral fees under state law.

How Referrals Work

Register as Referring Broker

Complete referral network registration with license verification. Provide broker license number, state, expiration date, and brokerage affiliation.

Submit Referral Details

Email basic situation details (seller/buyer profile, timing considerations, contact information). Initial conversation confidential and non-binding.

Alignment Assessment

We evaluate if our model fits the situation. If aligned, arrangement is documented in writing.

Introduction & Engagement

You facilitate introduction between GildenRow and your client. Referral agreement executed. You maintain primary client relationship throughout.

Transaction & Fee Payment

Platform facilitates buyer-seller match. If transaction closes successfully, a 20% referral fee is paid at closing per written agreement. Typical timeline: 45-60 days from engagement.
